MARKETING YOUR HOMEThe most efficient way selling your home and make money, if you are on the move, is though a real estate agent. He will be able to carry out a number of tasks that you would find difficult to do on your own.

His first job will be to inspect your property, insurance and advice on price. In doing this, he will use his knowledge of the market and the state of your property to judge what price is likely to attract buyers and make money. You can place your property in the hands of a number of agents but a lesser fee will usually be charged if you put your property for sale with one agent on what is known as a “sole agency” basis. This means that he has the exclusive right to sell your property and if you sell your house though another agent while the sole agency exist you will nevertheless have to pay the fee to the sole agent.

It is normal to grant a sole agency for a period of time on an agent (say three months) to see what he can do.

Finally, with whatever agent you place your house, see that the terms and conditions are agreed in writing as a safeguard for both you and the agent concerned.

  1. Getting an agent really helps lighten your load especially in marketing your property. Only thing to worry about is to whom you’ll be entrusting your property. I’d go for having sole agency.
